Primary market inventory rose, but demand rose almost as fast
The Real Estate Data Aggregator counted 412 homes for sale across the Primary market in the three months ending August 31, 2026. That is up 12.9% from a year before. But pending sales rose 13.9% in the same period. Supply grew, and demand grew right alongside it.
That balance matters for you. More listings mean a buyer has more to look at. But sellers are not sitting still either. Well-priced homes are still moving.
New listings across the Primary market reached 622, up 19.6% from the same period last year, according to the Real Estate Data Aggregator. More sellers came to market. Yet buyers absorbed nearly all of it. The Real Estate Data Aggregator counted 551 homes sold, up 13.6% year over year.
Nationally, supply is looser. Here it is not.
The National Association of Realtors put the U.S. at 4.9 months of supply, the highest level in over ten years. That is a very different picture from what the Real Estate Data Aggregator shows here. Every ZIP code in this market sits well below that national figure.
ZIP 06461 had just 1.4 months of supply, down 0.5 months from last year, per the Real Estate Data Aggregator. That is the tightest in the market. ZIP 06477 held steady at 2.7 months, unchanged from a year before.
Prices are up in four of five ZIP codes
The Real Estate Data Aggregator showed price gains in most of the market. ZIP 06516 led with a median sale price of $411,000, up 14.2%. ZIP 06460 reached $533,750, up 13.6%. ZIP 06477 hit $640,000, up 9.1%. ZIP 06614 came in at $527,000, up 6.5%.
ZIP 06461 was the one exception. The Real Estate Data Aggregator put its median at $522,500, down 5.4% from a year before. That dip is real. Even so, sales in 06461 jumped 35.7% and pending sales rose 49%, so buyers are still active there.
Homes are still selling above list price
Across every ZIP code, the average sale price came in above the asking price, according to the Real Estate Data Aggregator. ZIP 06516 led at 103.3% of list. ZIP 06614 was at 103.1%. ZIP 06461 was at 102.4%. ZIP 06477 reached 101.8%. ZIP 06460 was at 100.6%.
In ZIP 06477, nearly 65 in 100 homes sold above list price, up 9.6 points from a year before, per the Real Estate Data Aggregator. In ZIP 06614, that share was 63.7%, up 12.1 points. Even in the ZIP with the softest price, buyers are competing.
Mortgage rates are adding pressure for buyers
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year rate averaged 6.73%. Realtor.com reported that rates reached 7.28%, their highest level in nearly three years, as of October 8, 2026.
Higher rates slow some buyers down. The National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Still, sales are up 1.6% year to date through August 2026, per the National Association of Realtors. Here in the Primary market, the Real Estate Data Aggregator shows demand is holding.
Speed: most ZIP codes are close to last year
The Real Estate Data Aggregator showed median days on market at 45 days in ZIP 06460, 4 days longer than a year ago. ZIP 06477 also sat at 45 days, also 4 days longer. ZIP 06614 held at 46 days, unchanged. ZIP 06516 came in at 40 days, just 1 day longer.
ZIP 06461 was the standout. The Real Estate Data Aggregator put median days on market at 31 days, 9 days shorter than a year before. More than 6 in 10 homes there went under contract within two weeks of listing.
Quick-contract rates: a mixed picture
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In ZIP 06461, that share was 61.8%, up 8.9 points from a year before. In ZIP 06477, it was 54.8%, up 9.1 points.
Not every ZIP moved the same way. In ZIP 06460, the share was 43.8%, down 8 points from last year. In ZIP 06614, it was 44.6%, down 3.5 points. ZIP 06516 was at 46.7%, up just 0.8 points. So speed depends on where you are.
